Below is a selection of the typical roles and services that we provide to clients throughout the UK and Ireland.
Applications - We provide a comprehensive advice service on achieving planning permission at the local level, from pre-application negotiations and consultation, preparation and submission of supporting documentation and oral presentations to Planning Committees. We pride ourselves on achieving as much as possible through effective, early consultation and negotiation, often averting the need to pursue appeal proceedings.
Appeals - Where the Planning Authority has failed to make a decision or refused planning permission, we can provide advice on the most effective and appropriate method of pursuing an appeal and pursuit of that strategy. We are highly experienced in preparing and presenting evidence to appeal proceedings relating to the full spectrum of planning sectors.
Advocacy - The Senior Partner, Joe Cunnane, can provide a cost effective advocacy service, relying upon his broad experience of the presentation and cross examination of expert evidence within Public Inquires. In support, Joe is able to bring in evidence from within the Practice or from outside professionals were appropriate.
AutoCAD - The Practice has expanded its IT capabilities through the installation of AutoCAD Map 3D 2006. The facility has enabled the company to work much more closely with both clients and architects during the design stage of an application. Drawings can be readily changed, updated or created by members of staff at the Practice helping to speed up the overall application process.
Development Plans/Frameworks - One of the most successful ways of maximising the value of a property portfolio is to ensure that assets are effectively promoted through the Local Development Plan/Framework. Whilst the lead-in times can be considerable, the benefits of ensuring land and buildings are effectively promoted can result in significant cost and time savings when an application is submitted.
Feasibility Studies and Planning Appraisals - The Practice undertakes feasibility studies on behalf of a variety of clients to establish the development opportunities of specific sites. We alert clients to potential constraints and advise on the best way to maximise future development potential and ultimately obtain planning permission. The Practice assists developers in their decision making when seeking to develop a particular site advising on such matters as capacity, density, layout and scale of potential development.
Strategies - Given the broad nature of planning as a discipline, we are uniquely qualified to create and pursue the strategic promotion of individual sites or a suite of development opportunities, taking account of the constraints of outside influences, but always with an eye of the bottom line and the commercial attractiveness of a particular strategy.

Cunnane Town Planning is ISO 9001 assured as a specialist in Planning for the Urban and Rural Environment. Consequently each individual project meets or exceeds a set of quality control procedures. The system is designed to ensure that all works are carried out to a consistently high standard. Independent consultants regularly ensure that standards are maintained through the audit of these procedures and that Practice adheres to any recommendations they have made.
